Moda, Angel Gardens
Moda's flagship development, Angel Gardens was completed in 2019 and currently listed on HomeViews. This neighbourhood sits in the heart of Manchester, in the NOMA innovation district. Comprising of 466 homes for rent with a mix of apartment sizes. No deposits, no fees and pets are welcome. Included in the rent is a wide variety of benefits; rooftop sports pitch and roof terrace, residents' gym, sky lounge, private dining room and media room. As well as, WiFi included, Samsung TV and integrated kitchen appliances plus 24-hour concierge.
Only a couple of minutes walk from Manchester Victoria station, residents have access to a wide variety of transport links.

Simply the best to live in Manchester..
I've lived at Moda Angel Gardens since Dec 2019 and was attracted to the building, facilities and neighbourhood. After moving here , the team made me so welcome and many of them have remained and become friends. They go out of their way to make it feel like a family, regularly putting on events from supper clubs, wine tasting, cookery classes, tie -up/delivery services with local artisan businesses, courtyard events (such as pop up bars, food stalls, fun events and outdoor movies.
Moda feels like a great little oasis with its central enclosed courtyard and communal facilities mainly on the 7 floor away from the outside world ( including private dining, cinema room, sky lounge, library, residents gym and even a rooftop sports field. Integrated into the building are also another amazing gym, wellness company, great coffee shop/restaurant etc and more to come, making it almost self contained.
The Moda team are always quickly on hand to sort out any problems, make or facilitate repairs.
I honestly could not recommend the Moda team , offering and commitment more highly…

Moda is located in the vibrant heart of the city , sandwiched between Northern Quarter, Ancoats and Victoria station / Deansgate. The team at Moda constantly make sure the building and facilities are spotless and well maintained. Loads of parking possibilities in its own garage and the local area. I was surprised when moving here how sound-proof the windows are and despite being in the centre,
Obviously, with its location, its a two minute walk, to shops, restaurants, bars, Printworks and Cinema, Arndale centre, bus, tram and train stations .
Moda has a lovely outside (and daily maintained) promenade, great views and is in one of the most vibrant and expanding parts of the city.

Despite the superb offering, stunning facilities, modern design etc, which place Moda at the very top of rental opportunities in Manchester… the thing that stands out is the Moda team..
Always here and been here unchanged throughout my 2 year tenancy… worth it weight in gold.
How has the building management responded to any problems or issues you have raised:
As said, the team responds very quickly, helpfully and effectively. Its a huge peace of mind to know you have their support 24/7. Your are not a tenant, rather a part of the family

Angel Gardens is by far the best in terms of the furnishings, the design and you also have some awesome amenities.
Firstly, I want to say that I have lived in quite a few luxury apartment buildings in Manchester in the past couple of years and Angel Gardens is by far the best in terms of the furnishings, the design and you also have some awesome amenities. I love the fact that you have still set up zoom calls for us to have workouts/nutrition calls etc whilst we can't use the amenities like the gym.
However, I do have to say that the customer service could most definitely be improved. The guys who work at the concierge are amazing and will go above and beyond for the residents but unfortunately that stops with them, and has not been the same treatment from the managers. When I have had problems with my apartment which were the fault of Moda, I didn't receive any kind of compensation, not even an apology.
I think one thing that Angel Gardens is missing is a rubbish chute, it doesn't seem very "luxury" to have to carry all of your dirty bins and rubbish down in the lift with everyone. Another thing that could be improved is having an intercom system to let guests up. I have been told that we do not have one to make things more "exclusive" but to me it just feels like more of an effort for the residents to have to keep going up and down every time we want to let somebody in.

The area is great, I love how Angel Gardens is positioned perfectly between town and the northern quarter

That there were no rubbish disposal chutes and no intercom system.
How has the building management responded to any problems or issues you have raised:
Eventually, yes. The issues were fixed which was the bare minimum I would have expected but without any kind of compensation or apology.

Beautiful Building, Wonderful Community, Bad Timing
Beautifully designed and mainted with a great sense of community (especially amongst pet lovers). The Concierge team is absolutely lovely as is the maintenance team. That said, it's hard to justify paying top dollar here this year when essentially all of the amenities have been removed. What's most frustrating is moving in after the first lockdown, I specifically asked what the community would be like if there were another lockdown, and was told something drastically different from reality with no real apology. I'm hoping they try to make things right when it comes time to renew in May (as I won't be renewing my lease if they don't).
Bottom line — great place to live but the high expense is only worth it if you are able to take advantage of all the many amentities (on-site gym, in-personal social events, etc.).

Almost a great building!
Moda Angel Gardens is a modern and fresh apartment complex within Manchester. The overall design of the building is outstanding and beats any other luxury apartment building in Manchester.
As a new building Moda has a job of work to do to win the trust of residents and privately many of the residents share their frustrations with each other.
It often feels like the building is still being completed and is waiting for each rent cycle to add touches to the building.
The complex has multiple rent prices and this means the building contains a mix of those who pay high rents and those who are in sharing apartments.
Personally I believe at a certain rent level their should be some differentiation in the service and access to amenities received. This is especially true because of Moda's plan to charge for the communal spaces (cinema & dining room), this doesn't feel like good value for money when residents in the tower are paying multiple thousands in rent each month.
The concierge however is brilliant!

The local area is mostly quite and you don't hear much noise from the street below. There is only one shop within close walking distance (the Co-op) which has all the essentials. It's also close to all the transport links Manchester has to offer. Restaurants are located close by in the nearby printworks centre.

I'd like to have known how the building was moving forward to charge for communal spaces.
How has the building management responded to any problems or issues you have raised:
Moda generally responds quickly to requests and complaints to the best of their ability.
